3 red lights fan works for a few seconds then stops
Done xclamp mod when i only had 2 red lights now i have 3 red lights and fan starts then stops after a few seconds have also tried different size washers (thickness)

If adjusting the screws on the heat sinks and using different size washers does not fix the problems you will need to reflow the motherboard. The absolute best reflow is performed using a rework station, although these are so expensive they are out of the realm of most hobbyists. I have a repair shop with a station if you want to be sure. I'll give you instructions on a possibly cheaper alternative, I fixed a bunch using this method when I first started way back in the early Xbox days.
You can also reflow using an oven or a heat gun. I've had better success with the heat gun.
The goal here is to heat the chips to about 260 C, the problem with the heat gun is it is a very imprecise method... Surprisingly though if done correctly it can work quite well. I must warn you though that if done incorrectly it could damage the MB beyond repair. I will give instructions below, let me know if you have any questions.
Essentially you will need to cover the outside of the board, including all the plastic capacitors with 5-10 layers of thick tin foil. You want to leave the CPU, GPU, RAM chips, and southbridge exposed for reflow. Put the foil on gently so as not to bend the capacitors, but firmly enough so it does not get blown off by the heat gun. Put the motherboard on a flat non-flammable surface.
Take your heat gun and start on low holding the heat gun about 4-5 inches away from the board. You cannot bump into or touch the motherboard during this process, you are basically liquefying the solder balls in between the SMDs. If you bump the board it will seriously mess it up so be careful.
You will want to move in a circular motion heating the board up evenly, do not stop moving the heatgun in the horizontal circular motion above the motherboard during this whole process. Do this for 2 minutes, then switch the heatgun to high and continue for 3 minutes, then switch back to low and go for 2 minutes. Keep the heatgun moving across the top of the board the whole time about 4-5 inches away. After you are done let the board sit for about an hour. Reassemble and test it out! Hopefully you will be greeted by the wonderful green lights! Haha.
