Door goes down only as far as 12" above the ground, then stops - as if there is something in the way. Is there a way to override this to close the door?

On the side of the motor unit you will find the 'down limit' adjustment. Using a small screwdriver turn this control in the direction of the arrow printed on the cover. Some tweaking may be necessary to get it just right.
