Hi, Sometimes when I use remote to lower door it tries but door goes back up, it will only go down two feet or so. I will need to lower door manually. It is no problem for door to go up. I did try lubricating track. Thanks

When the door goes back up does the light flash on the door opener. If so I think I know your issue. Have the same problem with mine sometimes. There are 2 sensors on the lower left/right corners of the door (usually black) and they have to be lined up facing each other. There easiest way to do this is each sensor has a light on the bottom of it. They the light has to be a solid color (not flickering or even appearing to be pulsating) has to be a solid light on both sides. If they are not solid you need to adjust them left/right sligthly until they are solid (green or orange). This will be a hands and knees job to see under the sensor. When they are lined up right the door will close properly. Lubing the tracks was a good start, if the tracks are binding they can aslo cause the same issues. Try this as they get bumped from time to time and need adjusting
