Hot water gong cold
When doing dishes the hot water starts to turn cold after appx 1 minute. Then I can turn it off for awhile, start to rinse again & it will do the same thing. Could this be an element problem? Also seems to stay hot if I let it run for a long time.

Hi .. sounds like the upper thermostat control on yyour water heater needs to be replaced. This could be a DIY project. turn power off and swap the wires from the old tstat to the new tstat. Be sure to have the tstat mounted so the back is in full contact with the metal mater tank.
