Lady may be tight, but she demands her rent on time and you no doubt pay more than the rental is worth. Most State Laws require landlords to make repairs within a reasonable period of time after the renter request service. Tight or not; she is responsible for the rental and you have Renters Rights. If you can't get her to fix the problem, withhold the rent and see how fast she reacts. Tell when she fixes the problem (In writing) you will pay the rent. If she tries to mess with you, report her to the State Rental Authority.
