We moved in in Oct. of last year and our freestanding gas heater (williams) just started making banging noises every time the thermostat turns it down. IT's very annoying. we'd like to have the landlord replace it cause our gas each month is $60 for a 1bedroom apt. is it broken?

The banging could be a sign of a failing gas valve or an indication of an air adjustment. The best efficiency you can get out of this heater is about 65%. The best thing is to replace it with a Rinnai ES32 which will give you 82% efficiencies (read, less money to run if you pay the gas bill).
